How to reserve this wonderful house

First, check the calendar to make sure your dates are available. I update it frequently and blacked out dates are really unavailable! Email or call me (217)377-0563 to confirm availablity and discuss your needs.

I will then write up a rental agreement and email it back to you. I will also send you part of a form required by the township. Complete and sign both forms and mail back to me with your deposit. The agreement will contain a cancellation clause allowing you to cancel with full refund up to three months before the start of your rental.

Please note: dates are not confirmed until I receive the signed rental agreement and deposit, and they will remain open on my calendar. If I do not receive your contract within 1 week or the number of days specified on the contract, I will accept other reservations for those dates.

If you don't need quite so much space, I will consider renting the main part of the house alone without the apartment. Price would be 10% lower than rates above. This option is not available July 1 - Labor Day, nor is it available for any rental less than one week.

Minimum rental is a three-night; you may stay less than that, but rates will not be reduced. Rentals less than 1 week will not be accepted for dates between June 1 and August 29 until after March 20.

Returning renters receive a 5% discount if they left the house in good shape.

Payment method: Check or money order. Sorry, no credit cards unless you are paying through AirBnB or The World by Owner. Will consider Paypal or bank transfers if you pay the fees and there is not sufficient time to send personal checks.

Deposit: $600 will reserve your booking and will become a damage deposit upon check in. Deposit will be returned after rental minus damages.

First payment: 50% of rental cost due two months ahead of rental
Second payment: 50% of rental cost due one month ahead of rental
(Adjustments to payment schedule may be made if reservation is within 2 months of check in date).

Cancellation policy

Vacation rental homes are not like hotels -- it is very difficult to fill the house when there is a last minute cancellation. A full refund will be given for any cancellation at least 3 months ahead of the check-in date. After that date, depending on the terms of your rental agreement, you generally are obligated for the full amount of the rent. I will, of course, attempt to find a substitute renter and you will receive a refund of any rent I am able to collect. I strongly suggest all my guests consider purchasing trip insurance to protect themselves should serious weather occur or a member of the party experience health issues.

Rental Policies / House rules

Absolutely no smoking permitted in the house.

No pets are permitted.

Do not hang wet beach towels on the porch railings.

Respect the neighbors and refrain from loud talking on the porch.

Upon check-in, guests should inspect the house and immediately notify Carol if there is any damage or if items are missing. Failure to do so will result in my assuming that you caused the damage or loss and a deduction from your damage deposit will be made.

During your stay, please notify me immediately if anything breaks or is not working properly so that repairs can be made quickly. I understand accidents happen and don't usually charge for minor and non-malicious breakage, such as a plate or glass, and I realize that sometimes appliances just stop working on their own through no fault of my guests. But if you hide the damage, I can't fix it before the next guests come in and I will be forced to charge you for it.

Maximum occupancy

15 adults, overall maximum is 17 including children. Please note, I do not permit guests to sleep on the sofas.

Guest responsibilities

Guests will be given instructions on how to use a very convenient pick up/drop off laundry service for linens and towels at the end of their rental. It is critical that the laundry be picked up first thing in the morning on move-out day in order for it to be returned in time for the next guests checking in. Failure to follow these simple instructions will result in a minimum $150 fee which will be deducted from the damage deposit and I will not be likely to rent to you in the future.

Guests are also responsible for following township rules for recycling and trash and for putting out trash and recycling bins as directd.

Check in and Check out

During June - August, Check in is 2 pm, check out is 10 am on Fridays to allow for housecleaning. Because of the tight turnover time, no early check-ins or late check-outs are permitted. At other times, different check-in and check-out times may be arranged.

Turnover day: for Summertime weekly rentals, the best turnover day is Friday; on Saturdays, parking is very difficult and the laundry service does not pick up or deliver laundry. For non-peak times of year, other turnover days are possible.

Age restrictions

Absolutely no prom parties or high-school age groups unless two parents are in residence.

At least two responsible adults over the age of 30 must be in your party.
